Thank you for such a detailed and thorough response. I have basically been low balling also on foreclosure houses, and trying to snag a HUD if I get the chance, but that happens rarely.
I have an agent that specializes in investment properties. He is the process of taking classes/seminars on short sales now. There are no agents in the area, to my knowledge, that are currently completing short sales. He is pretty good, but the problem is since he specializes in investment properties he deals with many investors so therefore I have competition. I don't like to 'wait my turn' on properties, because, as I am sure you know, if you wait your turn in real estate you will never get a turn. Sounds like I should go through him for the short sales. I think I am getting on his good side since I have been picking up the pace a lot lately. We shall see.
