Zillow is a decent site but the comps are almost always way out of whack in markets that are seeing rapid shifts in pricing. So use it accordingly. The best way to determine prices is to average out the price per square foot for homes sold (don't even consider the listing price) within the last 12 months in the neighborhood or within about a mile. This information can typically be accessed through a local city/county website.
