I stopped in on the West Covina location to see if there was any activity taking place. Nobody was there but the curtain blocking my view last time was slightly open so I was able to see inside. The place is not real big inside but they could fit at least 10 to 15 tables in the area that I was able to see. I noticed that the address right next to it was also vacant. Currently it looks like this was a former pizza shop that went out of business so this would definitely be a conversion. I don't think it would take much to convert this place at all. It looks like they have a nice counter area and very nice hardwood floors.
The area itself is older and there are residential areas including aprtments relatively close. The neighborhood itself is probably lower middle class for California. I think this will do very well for deliverly and takeout for the reasons I stated before.
