Some great news that has happened a few days ago. Basically, I went to settlement to close on a sale yesterday... but the story is deeper than that as it has a much greater sense of stress-relieving accomplishment if you know the whole story.

It's been super-crazy cuz I've been trying to sell this one property for almost a year. The property's in an extreme tip top excellent condition cuz everything is upgraded new, but I was convinced it had some serious bad-luck attached to it. Could be superstition but after a year of Murphy's law kicking it EVERY TIME, I started thinking HOW CAN EVERYTHING THAT CAN GO WRONG , GO WRONG??? DOH

It started with tenant problems. I've had problem tenants before but this tenant was literally from HELL! Didn't take care of anything and literally trashed the place like a dump/junk yard. Cat sh*t everywhere and flea problems when the bitzach moved out. Damn. I wasn't going to give any of her deposit but then she files suit! What the FUGGG?? I then counter-sued for much more including all punitive damages, but then a while later my agent and I came to an agreement that any pending-lawsuits related to the property could cause the title to be clouded and wouldn't help with the "attractiveness" issue to buyers who naturally don't want to touch anything that even smells like a potential problem. It was a hard decision, but I felt it was better not to drag this thing along. So I settled out of court for what amounts to be chump change for me, lol

I decided I've had enough with that property and tried to sell it before the market falls further. (I'm in the process of getting rid of everything and buying a multi unit apartment that makes a much better cash flow sense instead.)

Total of 3 buyers backed out of the contract due to the Subprime lending issue... Another one just changed his mind at the LAST FUGGIN MINUTE THE DAY BEFORE SETTLEMENT but still wanted his fuggin deposit back! Ridiculous! That resulted in a lawsuit that went kinda long winding but eventually settled out of court cuz I needed that fugger to release my property so that I can relist it!

Now the property is stigmatized because it sat on the market way too long... I lowered the price but still no offer!

As it turns out, my fuggin agent tried to pull a fast one on me by setting the buyer side commission to 2.5 rather than at the agreed-upon 3%, keeping the difference himself!


In the end, I dumped that loser agent and relisted it with another agent and got my full asking price, lol.
