My house, MIL apt included, is 3100 sq ft. If I counted the whole basement, it'd add another 2500 sq ft. Just the finished part is about 500 sq ft.

If I listed my house with any of the basement added, it would be odd.

Upstate NY is pretty far freaking North. At least, judging by the snow pack.
