It does but there's a WF about 4 miles from the space I'm referring to. That's probably too close to the existing store for WF to be interested. One of the long ago rumors was that TJ's was looking at the space but that fell through early on.

From what I was told, the supermarket chains have a standard lease that they present to a prospective landlord. While there may be some minor amendments to the document, for the most part the markets control the negotiation since they are considered a desirable tenant.

In the case of the nearby strip center, the owner has HIS standard lease and he wants the tenants to use that as a starting point for negotiations. That has turned off several companies that expressed interest. Meanwhile the space has been sitting empty for nearly 5 years, collecting $ 0 in rent.

When I was looking for office space about 6 years ago, I found a basement level (with windows) unit in a medical arts building that was quite nice. The owner's broker described the space as "undesirable." Broker said I should put in an offer, which I did. It was a lowball for sure, but it was meant to be a starting point for negotiation. The landlord never responded because, according to the broker, he was "insulted by the offer." My dentist is in the same building and every time I go in for a cleaning/check-up I look to see if the basement space is still available. Yup, still empty. By now the landlord would have received over $100,000 in rent money from me. Instead he has nothing.

Sounds like a natural for Whole Foods.
