Think about all the little bars, lunch counters, coffee shops, grocery stores and bodegas that depended on those office workers.

All of those could be helped if the office space was converted to residential space. But apparently that's more difficult to do than one might think. Probably there're huge plumbing issues. Office spaces don't have a lot of bathrooms, and there aren't many kitchens, either.
