That is a different problem. In this century, more and more people have been working online. We're supposed to be living in a "gig economy" now. As I read it, that's one that requires nearly everyone to be an entrepreneur looking out for himself. No more iron rice bowls for most workers.

And then came COVID. Even MORE people worked from home, and it seems many of them like it. So there's a great deal of empty office space in our cities. That will cut down on the need for retail stores.

But it nonetheless seems cities like New York are still quite lively. I wouldn't count 'em out yet.
