I can only tell you what it means to me.

But what does it mean?

Since the property was listed for over 500 days before the seller went into contract with SNPW and has not been relisted since the contract expired, the issue which cause the contract to expire lies with the seller not SNPW the buyer.

Also since the seller has not relisted the property and the 10k states that SNPW is still in talks with the seller representative, it indicates to me that the seller is still planning to sell the property to SNPW once the seller cleans up whatever issues caused it to let the contract expire.
