At the risk of stating the obvious.....it sounds like you are in a pickle Elder. Not one to kick a dog when he is down I'll bypass on all the bullseyes you have painted. I do not know your deal and really do not want to know. I will say this.....why are you refinancing when you should be selling....Real Estate is not very liquid at this point and it seems like it will be tougher to sell in the future at least in the short term.....I see forclosures are high in Salt Lake so it seems to me like prices are going down there....
