LocWolf, as I have read the entire pdf, I concur with your interpretation that HDC should prevail in the VennWest lawsuit. HDC is asking the judge for a "Summary Judgement", which means that they have rebutted all 11 of VennWest's claims, and are asking the judge to make a ruling without proceeding to trial. They assert that VennWest has not met the burden of proof for any of his claims according to Georgia law, which is to say that he (Venning) has no case. Basically, in their Motion for a Summary Judgement, HDC is asking the judge to dismiss VennWest's case against them. I believe that this is inevitable.

Where we disagree (and it's perfectly okay to have diverging opinions and perspectives) is that HDC is finished, kaput. We should soon find out who is right about that, won't we?
