1) Front-runners start buying on the announcement May 6
2) Buyback begins May 17 and we have a surge of flippers and short-term money
3) Short term money out and we see a nice trendline forming now

For August financials I'm expecting a blowout top line, but expenses rising, too. CEO will be positioned to attack So Cal market + Seattle/Portland if and when she chooses. With Fed pause and risk-on...wow.
