- leaves a hole of $37M just in phase 1.
- Plus annual carrying cost of debt: $2,800,000 @ 8%.
- plus annual property tax insurance etc.
In order for it to work they’ll need a private equity partner just to buy the land. Build out, company acquisitions etc not included.
