Ok, here is what we know:

Let’s simply assume they are trying accomplish phase 1.
- $75M acquisition price
- $35M debt financing
- Equity @ 4m shares (lets says valued at $.75 cents or $3,000,000 for numbers sake)
- leaves a hole of $37M just in phase 1.
- Plus annual carrying cost of debt: $2,800,000 @ 8%.
- plus annual property tax insurance etc.

In order for it to work they’ll need a private equity partner just to buy the land. Build out, company acquisitions etc not included.
