Supreme court will end rent control if it is re-introduced after thrown out about 7-8 years ago, it is in every way equal to price control of every product sold to mankind. And from there you do the salary controls for all owners in every industry.

There is no barrier to entry to get into real estate, because if you do not have 2 cents to your name you may do so much better investing other people money,
If you buy investment property you shield all profits with help of depreciation, and when you sell for even several dozen baggers you postpone all profits by buying something bigger.....it is an endless boring ride of swallowing untold profits. All things have exceptions but in the blue states those exceptions are rare.
