I would divide up that 100K amongst several dividend payers



This.

Examples: MAIN, GAIN, STAG. All are monthly payers. GAIN pays out 2 special divis a year in June/December, effectively giving 14 payouts per year.

There are definitely tons of options. I also like utilities like SO, DUK. Stock prices are higher but they are solid with captive customers and stock prices don't fluctuate too much.
