I was disappointed by the 13% rate also. But it is the faith in management that quelled my anxiety of what I thought was surprisingly higher interest than what would be expected, like 9% or even 10%. However, they are going to surprise us again, like New Mexico, out of nowhere.

SAFE Act is comminng in 2022, the pols are idiots but surely they can't be stupid enough to leave the 70% favorable fruit on the vine.

If I am wrong and SAFE is not for 2022, we are still going to be a winner with JD at the wheel.

Besides, its a new year, Im full of hope.
