"small lab" and "small animal research" don't belong together.

Facilities that allow for animal work - even small animals like rats, mice, rabbits and cats - are subject to enormous control by various government bodies and require sophisticated premises, tight security, qualified personnel and expensive equipment and services.

Normally such facilities would be found two or three floors below ground in a very secure location in the middle of a Big Pharma campus.

In reality IPIX exists solely to transfer money from the gullible and greedy to the equally greedy but much less gullible CEO, Leo Ehrlich, so this is all highly hypothetical.
