graphrix; Very nice post with facts to back it up and that confirms to a point what I have been told. A motel behind IBAC's sold for approx 4.5 mil and has 60 less rooms and no restaurant. I had asked realest to check it out but never heard anything back from him. Don't know the name of that motel but it is right in the neighborhood. If true that valuation is even low and our hotel is closer to 5 mil invalue. I believe we only own 51% of that but it is still nice. Can you check out what might have sold near our motel there? TIA
