With the sale of two large assets and not knowing exactly when the transactions are going to be final or what all they will do with the money once they get it remains to be seen and will surely affect current price. Getting out of debt even more so.

In answer to your question , Bad contracts with Village over PSF and debt are big reasons for low share price , but all that is changing with the sale of these assets.
