My guess is they will be taking the course high end public, instead of private, with special deals(free or reduced greens fees) for those buying the surrounding homes. this makes the most sense and wold bring in the highest return.

For those close by, how is the commerce and business within 50 miles? By changing to a public course, it would also afford them the opportunity to have outings at the course which are always big money makers.
