Scout, you are a little inaccurate also. The JV is not run by Village it is run three reps from Emerald and 3 from Village. I believe the percent of the ownership is down to about 41% which settled the debt they owed to the JV. so it shouldn't diminish any further.
It looks the me like they will start to pull out of their troubles in the next two or three quarters. Time of course will tell.
