.60/yr is the new Divi rate, close to 4% already, and is 4% at the $12/share

Index selling today making it a buy?

Not sure if enough BKs are in progress or on the rise to hurt this one.

Thoughts???

They are also doing an over $500 Mil share buy back over the next 12 months, about 5% of OS?
