I may be mistaken, but believe that the CBRE people were there. Perhaps flew over the property. It’s not worth anywhere near $42M in a real-world scenario. I doubt that it could be offloaded for 1/10th the appraised value.

Bottom line, there were no appropriate “comps” with which to compare & value the property. The appraisal was based on development.
