For buildings, one way to estimate cost is price per built square foot. That removes a lot of the emotional aspects of material choices (wood, concrete, etc.)

Then account for regulatory costs (permit filing costs, processing time and expense to prepare the paperwork, etc.)

Also factor in things like weather impacts which mostly are delay issues, or mechanical failure, time, and servicing costs for equipment and vehicles.

What you'll find right now is that $ASCK has many expense and time risks. That's okay since it's a largely unknown engineering project even having built model homes. Just factor in a multiple estimate to account for what's unknown.
