Well <deep subject and sort of a pun> Mr. HVAC Man ~~~ you're going to love this one ----- SITTING DOWN ????
A couple of hours ago, ventured down into the basement (unfinished) to get some stuff for you know who. And to my surprise I see a significant amount of water flowing down into the floor drain ----- quickly (not blind) assess the hot water heater is spewing water from bottom like Old Faithful!
No, not the overflow tube ---- dripping (no make that running) directly out of the bottom of the 50 gallon tank !
911 call to Pyro (our service co) and lucky they had guy 15 minutes away.
Assessment ----HWH shot ! Great news, to some degree, still under warranty. (( less than 5 years old )) Diagnosis is sediment/calcium buildup inside tank. (is that reasonable for less than 5 yrs???)
NEW HWH being installed tomorrow ---- and not eating for a month so we can afford the 'installation service charge' !
Life is GOOD ---- it could have been the furnace !
