I'm in construction Management, I've been in every position from Project Manager, estimating and site superintendent. Commercial buildings are a lot different than a housing development. Once a shovel is in the ground it's full tilt so I don't know where you are getting your estimates from but in my own personal experience I've put up 2 x 8 story hotels in 6 Months from foundation to occupancy.
My personal experience is a lot more credible than your guestimate but whatever helps you sleep at night.

PS, winter stops nothing in construction anymore, machines cut frostline like butter and concrete can be poured in the negatives with winter mixes.
Delays are always funding and $, which we will see next week if that becomes a variable.
