Only thing better here is the assets are already there and things are already operating and brining in money.

Treat this as a speculative opportunity, no different than a VC who puts up 500k and has no guarantees. Yet some of those guys get lucky and see their investments go 150-300 times the Amount (or belly up). Most here are looking for run that produces returns in excess of 100%.
