Good tenant that ran into financial problems, which is why I’ve been lenient. Rent is constantly late. I have a soft spot for people that run into tough times, but at some point it has to stop or I’ll just be taken advantage of (been there, done that).

It’s against the law in WI to turn off the utilities, etc. The only thing I can do is an eviction, which has multiple steps. The first being to send a 5 day notice to pay or vacate. She was ignoring my messages about July’s rent. Finally I said that if I didn’t hear from her by that evening, then I was going to mail a 5 day notice the next day. I got a call from her 2 mins later to make pay,net arrangements. If I don’t get it this week, a 5 day notice will be sent =(
