We all know or have heard about the KNSC deal to bring Parliament House Orlando “ Arguably the world's most famous gay & lesbian resort. The Parliament House is a hotel, nightclub, restaurant, theatre, and entertainment complex in Orlando” into the KNSC fold. But its bigger dive into the property next door. ” The Gardens, located in Orlando, Florida, is a luxurious, alternative-lifestyle, lakefront resort. The South Beach-style villas are amid a lagoon-style pool with rock formation waterfalls, multiple spas, and a state-of-the-art health and fitness center. Located next to the world-renowned Parliament House, this resort features five nightclubs, including a disco, theater, owners’ lounge, multiple shops, and dining facilities. Relax in a quiet, natural setting in one of the private garden areas. An extensive amount of lakefront amenities await you at this tranquil and exciting escape. The Parliament House is a 120 room, full service lodging and entertainment facility. It has become one of the premier destination resorts for the LGBT community throughout the world. Famous for its night life, the facility includes a swimming pool, restaurant, and a 10,000 square foot entertainment complex which includes a nightclub / disco, a 150 seat live-performance theater, and several themed bars. Due to its reputation, the Parliament House has become the “go-to” destination for concerts and events in the Orlando.
The Gardens, located adjacent to the Parliament House, contains eighteen luxury suite units which are currently rented as lodging while sharing the entertainment facilities with the Parliament House next door. The company plans on constructing additional units on the property along with enhanced amenities consistent with high end resorts and spas.

Parliament Partners Holdings, Inc. is currently managed by members of the Granatstein family
led by Donald Granatstein who is the CEO and President, and Susan Unger COO both of whom
constitute the current Board of Directors. In addition, the CFO, General Manager, and Food
and Beverage Manager complete the senior management team and are also members of the
Granatstein family.
I have highlighted the declaration of Don Granatstein as CEO and President. I find this a very interesting Idea; could Don become the new CEO of KNSC, Could Don be handed the reigns of the public entity? I myself think this is a very real possibility. Don runs a successful holding company who has a clear mission statement of aggressive growth. Don is building a Brand Parliament House, a brand that was founded in 1975. Why would he not continue to run the public company and continue his mission? This is a family venture, a large business with great revenues, Don and the Granastein family wouldn’t in my opinion, make a deal that doesn’t have Don at the helm. Could Don be a successful family orientated Attorney, who cares about his clients like family? This wouldn’t be impossible in my opinion if it is the same Don Granatstein? Would he share the same compassion for shareholders? The owners of Parliament House, a gay-themed resort on Orlando’s west side, are selling five acres to resolve debts that have plagued them since the Great Recession.
The sale includes a parking lot and some vacant land, near The Gardens timeshare building next to the main resort. Only those outparcels are being sold. The owners, Don Granatstein and Susan Unger, will keep possession of the Parliament House and The Gardens.
Selling the acreage to a Miami lender, Lion Financial, is part of Granatstein’s long struggle to bring the resort back to financial health. He had timed the real estate market badly, pledging the Parliament House as collateral to build The Gardens in 2004.
Both lenders on The Gardens project closed during the Recession, and the loans were caught up in a trail of bankruptcies and takeovers.


Maybe the sell to clear debt was what has postponed the completion of the filings to make Don the new CEO and Complete this great deal for KNSC shareholders. Also if Don is willing to sell property to clean up the balance sheets for KNSC he is already a positive force for Shareholders. Toxic debt gone ready to move forward building a branded resort chain I think Don may have other positive Catalysts up his sleeves once given the reigns, on further question I have is control block and share structure? By that I mean what changes might we see there if any? Maybe someone more versed in the way these deals typically work can enlighten me, or maybe we just wait for the filings that must be close at hand. It is my opinion KNSC does have the Parliament Holdings Deal including the Parliament House and The Gardens, as well as a seasoned Ceo in Don that could pave a positive future for shareholders of KNSC.
