Hun gee I don't know, maybe increased share price and the enticement of future profits from millions of investors who will flock into two proven most profitable companies in the country. For most in this country even if they don't have a 401 to own a home, is their biggest investment and a stabilizing factor in their budget. Rent goes up but once a mortgage payment is set you pay in dollars no mater what they are worth.
