Done with the lawyers and now waiting patiently for the proposal - Is it an acquisition? Leasing the equipment? Either way debt gets taken out by a private investor and we get away from notes with reliable revenue!
Also, our investor for the Playboy Club is making arrangements to fly over to do a walkthrough (glad we could get him to leave AZ for our winter wonderland!). Here’s an update on the club so far:
The game plan is to open up a 55 and older community that’s 100% green (Solar City’s onboard so far) within the old playboy club. As stated before the goal is to create a community that will tie tenants to the building for years to come. Tenants should be able to spend at least 75% of their monthly income inside the facility if things go according to plan.
Amenities will be provided to tenants for a fee, select non-tenants will be able to use amenities for a larger fee. Restaurants and stores will be open for public consumption as well as tenant use.
BREAKDOWN OF COMMERCIAL SPACE
One restaurant will be converted into co-op grocery store (Hugh’s Grocery)
One restaurant will become an authentic TexMex Restaurant (Antonio’s)
One restaurant will become a Bar and Grill (The Lodge)
One retail store will become a liquor store (TBD)
One retail store will become a computer repair store (Zen Computing)
One retail store will become a small pharmacy (Applewood Pharmacy)
One of the lounge areas will be repurposed to become an outside Café (Starbucks)
Nightclub will be restored back to it’s original state and begin operation once more (Lux)
Small movie theater to be added to the common area with a large number of movies to be played. No fee for tenants but outside members may pay small fees
Pool and gym will be revitalized and properly staffed. Water aerobics, personal trainers and other classes will be offered for a small fee
Remainder of retail stores will be leased to tenants who fit our overall building flow
BREAKDOWN OF APARTMENTS
We will be converting the hotel rooms into 300 apartments of varying sizes (studio, one and two bedrooms)
Each apartment will have the option to enable cable or internet for an additional fee.
Tenants can order food / goods from any stores and restaurants in our building via their phone. (delivery fee may apply)
Tenants will pay an HOA fee that grants them access to all amenities (2-bedroom suites include this cost)
GOING GREEN
Building will be remodeled with the intent to be eco-friendly, including a large solar array on the roof of the facility (provided by Solar City and stored using Tesla Power Wall)
90 solar/wind powered Guard Lights will be added to the parking lot with wireless CCTV cameras that talk back to a control room for added security.
FUTURE GOALS
Tenant size will be used to leverage outside amenities for tenant use: ex. Free shuttle to Mountain Creek Ski Resort or other facilities
Potential purchasing or access to 27 hole golf course to be used by tenants as well as outside members
A VERY exciting time for LIBE. Hence our new name - Liberated Solutions, Inc. My greatest desire has been to give to our shareholders the success they deserve! We’ve had our share of bumps the past few years but I firmly believe it’s all beginning to pay off!
