i have to pay 1 to 5 % of the overall transaction as some service fees ahead of me withdrawing from their fiduciary escrow account...


These crooks will scam you out of the percentage you "owe" them and then disappear or give some excuse to string you along. You'll never see what's supposed to be in their escrow account.
