Hope all is well that way too. It hit 40 degrees here today verses -18 Saturday morning. One has to like that....

You have been as patient as anyone so a wait and see is more than warranted. The good thing about confidence is that it can be restored with something that actually goes well.

I like the idea of JV and open pit.
