Due to GAAP, real estate is presented on the balance sheet at historical cost, while liabilities are presented at fair value. The historical cost is clearly not the actual value of the real estate. The debt is concerning, don’t get me wrong. But it would be inaccurate to state the real estate is only worth its historical purchase price.
