All good points Gator. The free parking space and lots of it would be a huge plus. I still have to stick to my thought that although the Giggles is a great concept I don't like the idea of focusing expansion at shopping malls. We've had two malls recently shut down in my area alone and they now look like ghost towns. Would Giggles and Hugs be a big enough draw to bring people to these locations if there's not prime shopping locations very close by? Possibly, but hard to say. I know very little about commercial real estate but would be very interested to compare the prices between renovating an existing structure in a mall versus leasing a build to suit structure from a commercial developer. Most of these type areas that are being developed around my area are focused around stores like Walmart and Target with other retailers moving in. It seems like cost of either scenario could be negotiable. I really like your idea of expanding locations near movie theaters. We have several what I guess you would call shopping centers or outlets that have movie theaters particularly a company called Hollywood Movie Theaters and these places are always packed.
