Warning, the AD business model in the USA does NOT work! These guys will fail! The financial spreadsheet does not make fiscal sense. Never has! People in the AD business in the US have always fudged the numbers to make it look good on paper, and it has NEVER worked out once they had the money. The senior management is making a LOT of money along with the developers. The projects NEVER make money, the debt service is way to high. Rainbows and Unicorns! There are many dead AD projects around the country, these guys will join the cemetery. Someone will come along and buy the assets for pennies on the dollar and may make a go of it.
