Factually, the value of the land is now established - $10 for nominally 126-acres, or about $0.0793/acre.

The seller did himself, and his neighbors a huge favor on property tax and comps, by establishing that on the county rolls, for the assessor-collector and CAD to factor in next year! Thanks MMEX!

Whatever "agreement" might have been in existence about the land's value is meaningless, because the sale transaction firmly established it at $10.

MMEX now owns 126-acres of nearly worthless desert, along side a run-down railroad track - had to pay to push a "road" out to it! Shrewd businessman indeed!

In the rare, almost impossible event MMEX ever builds a topping unit, I wonder who will pay to clean the mess up when the inevitable failure occurs? They'll probably leave Pecos County holding the bag. If I were the county, I'd keep my eyes open, and maybe look into an ordinance requiring MMEX to establish a clean-up fund, in advance of their potential contamination of the land.

Completely misleading,

If one actually did their DD, they would know the price of both pieces of land were agreed to be well over $230,000. It was an original agreement and one can find it if they look.

Mmex owns the first piece at this point.
