Even if the GSE's would be recapped and released, the govt would change the guarantee to an explicit guarantee that requires a fee to be paid to them, thus earnings would be lower. I think that's why Ackman estimates the price target to be in the teens instead of twenties now.

I'm a long, but we need to be realistic. A 161 pps is just smoke and mirrors.
