Oil is weird. Most often ranchers in Texas only own the top soil. Everything more than 80 ft down, MOST of the time, is considered mineral and oil rights, was never sold from the original ranchers that owned the west. Farmers are given a flat rate for the rig on their land but they have no rights. In other words to actually OWN oil and mineral rights is a huge deal in itself. This is good news.
