$10.37 is fair market value right now for Comstock Mining. This is based on extremely conservative estimates.

They have 3.2 million oz of gold/silver resources based on 43-101 from 2010. A bigger mining company could come in and extract the gold probably at $700/oz cost. Lets say gold prices are $1300 with a premium.

So 3.2 million oz x $600/oz profit = $1.9 billion TOTAL VALUE.
