I emailed Ron and asked him if that info about the cost of the property was correct, or if it was a serious typo. Here's his response from just a few min ago:

The K is correct. This area, even though "in the desert" is fertile farm land beneath the surface. It's the lettuce capital. We're paying about twice the value of surrounding farm land. However, the seller took the property off the market for what will amount to several years and the property is now zoned for commercial/industrial use. Arizona and Mexico have built a commercial border crossing on the road in front of our site and with utilities (water/sewer/gas) much development is now underway on neighboring properties. This is not farm land anymore. It's very desirable commercial/industrial land now. We believe the price is very fair and when compared with the cost of sites anywhere perfected for a major utility project--it's cheap.
