OT: Long post.

Hi Newly, I been reading your posts and know that you know quiet a bit about real estate. My dear neighbor is 85 years old and he lost his dear wife but she didn't leave a will and the home is in her name only. His grown children are horrible. They used his ss# and rung up a bunch of charges on credit cards. He said he had to kick them out last week. So they cut off his phone, gas and electricity. The poor old man knocked on my door this morning asking for help. I was able to help by calling up banks, notified credit bureaus of the fraudulent activites and have CA Edision to turn back his utilities.

Anyway, to make it short, he wants to sell the house and move into a community or will the home over to his church. My question is can he do that if his name isn't on the deed? What is the best way to handle this? Doesn't he need a probate attorney to help him? I was wondering if you have a good real estate attorney that you would recommend since I am too are in Southern California (South Bay to be exact). Thank you.
