often a difficult and challenging subject. So please explain to me where I am wrong. Doesnt look like this joker's numbers add up very well.
The Adagio website lists six rooms. These and their undiscounted rates are as follows: 1) Holst ($399); 2) ViVialdi ($349); 3) Handle $349); 4) Copland ($399); 5) Brahms ($299); and 6) Debussy ($299). That totals to
$2094 per night when all 6 units are booked. Annually, that translates to $764,310 ($2094*365).
The second facility at Silverton has five units. These and their undiscounted rates are as follows: 1) Garcia ($219); 2) Lesch ($199); 3) Weir ($197); 4) Kreutzmann ($219); and 5) Hart ($205). That totals to
$1039 per night when all 5 units are booked. Annually, that translates to $397,235 ($1039*365).
So if both facilities are booked the total revenues (NOT profit) for the year would be $1,161,545 ($764,310+$397,235) PROVIDED all of the rooms at both facilities were rented 365 nights per year at their full undiscounted rates! But we know that's not the case. While it appears weekends are fully booked, mid-week seems (at least in Jan-Feb) to be about 50% booked. Plus, their "420 Weekday Package" advertises rates of $89 if two nights are booked at the Adagio. That's a far cry from the $299-$399 asking rate.
