The banks don't bankrupt companies, nor do companies force the banks to foreclose.
Banks foreclose to protect their capital. Companies then respond (when they're invsolvent as TEUFF appears to be) by filing bankruptcy to sell off their remaining assets in an orderly fashion.
As for not selling the Box Emma, it's right there in the company's own filing.
