Doing some DD….

“Another good day for Woodstock”
The Woodstock Sentinel-Review

Tuesday July 11, 2006
Monday’s announcement of Woodstock’s new Toyota Boshoku parts plant likely won’t be the last for the Friendly City.
Both provincial and municipal officials are confident this new $65-million facility is only the first of many “add-on investments” for Woodstock and its environs. With the draw of the $1-billion Toyota Motor Manufacturing Canada, provincial Trade Minister Joe Cordiano predicted announcements would “keep rolling on.”
“This is another good day for Woodstock,” Cordiano said in a Monday interview. “Obviously it means we’re moving in the right direction. We’ve talked about add-on investments and we’re seeing it happen now.”
Brad Hammond, the city’s development officer, was also optimistic the new parts plant could be the first in a “number of supplier announcements” in the wake of Toyota. While Hammond didn’t make any specific references, he did say the city’s economic development department has been in discussions with “a number of companies, both Toyota-related and others.”

Woodstock on auto roll

Another auto-parts plant, this one expected to create 330 jobs, has added to Woodstock's Toyota-led economic boom.
While that's welcome news, Woodstock Mayor Michael Harding is wary that any sudden population boom accompanying the economic one could spoil the character of his small city.
"We knew parts companies would be coming because of the assembly plant. Obviously, there are more to come."
Toyota Boshoku announced yesterday it will soon begin building a $65-million plant to supply seats, carpets and door trim for the new $1.1-billion Toyota assembly plant now under construction.

-------------------------------------------

Now the fine print…

http://www.woodstocksentinelreview.com says:
The Toyota Boshoku plant will be located on a 14.5-hectare site that was once part of the former TRW lands. The company purchased the land from the City of Woodstock in April 2006 for roughly $2.7 million

http://www.guardianfinancialcorp.com says:
FGFC has tendered the required deposit and has executed the contract to acquire the 50 acre parcel located in Woodstock, Ontario Canada; the purchase price is $3,000,000.00 Canadian Dollars.

A little conversion for the metric challenged…

14.5 Hectares = 35.8 acres

(Looks like FGFC got a better deal for their $$$$)
----------------------------------

But then

http://www.woodstocknow.com says:

WOODSTOCK, June 30, 2005 – Woodstock and Oxford County officials are pleased to officially welcome Toyota to their community. This Toyota announcement represents the first Greenfield investment for an assembly plant in Ontario in nearly 20 years and is expected to create 1,300 new direct jobs…
…The new assembly plant will be constructed on an almost 1,000 acre site just east of Woodstock.

-----------------------------------

I found somewhere else (http://www.siteselection.com/issues/2005/sept/p524/pg02.htm) says:

The greenfield assembly plant in Woodstock — Canada's first in 20 years, and 24th overall — will manufacture 100,000 RAV 4 sport utility vehicles when it opens in 2008. It will be constructed on a 1,000-acre (400-hectare) site, a parcel two-and-a-half times bigger than the one that's home to the Cambridge facility. Which is one major clue to the automaker's new project planning strategy: creating ample room for supplier operations.

---------------------------

Now all I know for sure is Toyota is building a big plant in Woodstock. But is it 1000acres? Did they get ALL that for 2.7 million?
Can anyone verify Toyota’s actual purchase price and details on the size of land Toyota purchased?

The bottom line is FGFC ‘says’ they are purchasing a big chunk of land also in Woodstock.
Woodstock is destined for huge economic growth and FGFC’s chunk of land will certainly be worth much more than the 3 million they are paying. Even with this being a ‘joint venture’, this is still pretty significant information.

---------------------------------

Now, with FGFC buying back shares (its obvious somebody is making huge buys lately) they are not selling stock to finance this…

Today for example:
Time & Sales
Price Size Exch Time
0.012 1394410 OTO 16:07:18
0.013 100000 OTO 15:59:42
0.013 500000 OTO 15:56:04
0.013 150000 OTO 15:38:15

Wow, that’s a lot of shares!!

--------------------------------

The bottom line is…..

FGFC looks WAY undervalued. A literal Steal at these prices….
Not to mention all this other stuff they are working on.

This is shouting MULTIBAGGER right now!
How come I don’t have more shares?
Stupid, stupid, I need to free up more cash ASAP….
