It is totally feasible. But the park does not make the company successful.
The site is a superfund site and is being repurposed.

But the park has no bearing on the company really. It is just a place to rent a commercial location.
It is only special because of it being reused. It wont help any of the companies over any other location.

They even mention the spider silk company. Unfortunately the video producer seem to think that they will be using silkworms....

Guess they lost the sample before the video was made.
