This is a cash flow play. If your looking for capital gains. Your possibly barking up the wrong tree. I'm making a steady 12% from the dividend so even when it's down you can be up. I sell some only to buy it back back to increase my share count and the dividend return. This is a solid long term cash flow play but your not gonna make quick money.
