It all depends on how many people will be staying in hotel in one year in all locations and how many of them would actually purchase items and services. This number could be really huge. MJMJ has option to purchase San Ayre in two years and they have to produce more than 1 mil net to get it done. Joel put his personal guarantees to complete the transaction a hard deposit of $30,00 he doesn't want to loose by letting option expire.
