this is exactly what came to my mind as well;
$22M for land and $17M for Yellow (book value);
Plus on a top of that, when Manu mentioned about construction financials by the end of July, I am wondering if we are also waiting for $6M from Accounts Rec. which is highly possible it could arrive by then and add to a whole package to get approved for a loan...
