Well, I'm looking at it from the big picture. It is very expensive to refinance in @#$%ing NY, $3500 before anything else in closing costs, so I look at the rates with all closing costs financed for a good comparison. Looking at the monthly payments, paying as many points as possible saves me about $50 a month. Over the life of the loan, it's a lot cheaper. However, it adds more to the principal amount of course. If you are correct and I can do a no fee refinance (why would they do this?), then I may do as you suggest. I will look into it, and thank you for the advice.
Hmmm, seems you can't talk about refi's around here without getting lots of (good) advice. LOL!
